Often when someone reaches out to me about selling their home they are antsy to get the process started or they are hoping to get their house on the market immediately.

When we take the time to truly prepare the house for the market then sellers are pleasantly surprised when they receive more money for their property. Now there are certainly life circumstances that make it so you have to sell right away and you may not have the time to do everything to prepare, but if that isn’t the case it is wise to reach out to a Realtor sooner than later so they can help you properly prepare your home for the market.

What do I mean by properly preparing your home for the market? This includes making repairs, taking care of any necessary maintenance, refreshing paint, staging, and decluttering. Doing all of these things will only increase the amount of money you are able to sell your home for. Talking with a Realtor early in the process will help provide you with guidance on what repairs and improvements to make prior to listing your home. Many sellers have concerns about updates that haven’t been done that they had always intended to get to.

An agent can help you determine if any of the updates or improvements are worth making and are necessary for a smooth sale. Often agents are looking at items that a homeowner may not be because we are looking for items that may come up in an inspection and could cause an issue with your transaction. We also view properties with buyers regularly so we know what they are looking for and what will get them to make offers.

Remember if you’re house is freshly cleaned, staged, and organized a buyer is going to think it always will look that way even when they live there and that initiates buyers making offers. Reaching out to an agent early in the process also allows you to strategize about a listing and marketing plan. Once you have determined the items you need to do to make your property show the best as possible.

Getting a buzz about your property is huge in generating interest so taking the time to market your property and not rush it is critical in getting the most amount of eyes on your home.
